Please Oppose a 28 Story Tower
on Vernon Boulevard.

Simon Baron Development is applying to the NYC Board of Standards and Appeals (BSA) for a variance to build a 28 story residential tower on the Paragon Paint Factory site at Vernon Blvd and 45th Road. This proposed project vastly exceeds what zoning now allows on Vernon Blvd. and would dwarf surrounding buildings.

The variance, if granted, sets a dangerous precedent that threatens what remains of our neighborhood’s low rise buildings, small homes, and businesses.

Our local Community Board (CB2) has voted decisively against the variance. But we need to speak out as individuals from the Community in opposition to the variance. Time is short, since the application will likely be heard in April.

We, the undersigned, OPPOSE the BSA Application for the Paragon Paint Building, 4540 Vernon Boulevard, Long Island City, NY (Calendar Number: 233-15-BZ).

We believe that (i) the scale of project is entirely inappropriate for the surrounding neighborhood; (ii) the project will have a detrimental affect on the character of the existing neighborhood; (iii) a development of this size will compound the infrastructure problems we have been experiencing due to the explosive growth of our neighborhood; and (iv) a variance would amount to "spot zoning" that should be avoided until a comprehensive and thoughtful plan for the entire neighborhood can be considered through the appropriate political process.

Comment:I oppose. LIC Over Developed. Too many people that infrastructure can't handle or Transit either. Run G back to Queens 71 Ave. The stupid transfer at Court Sq would not be necessary. Moving walk ways there always broken.
